  Exclusive Property Management Agreement. – (Best Value) Lifeguard locates and qualifies prospective tenant.Lifeguard shows property and interviews tenant.Landlord completes, signs, and returns exclusive management agreement to Lifeguard Realty.Lifeguard assists Landlord in procuring all tenants, collection of rents, drawing all leases, assisting (but in no sense as attorney-at-law) in the prosecution for all suits for possession, in default or otherwise.  Making all repairs, decorating and painting, paying all taxes, mortgages, utilities, paying all vendors on Landlords behalf.Lifeguard assumes no obligation on behalf of the Landlord except as to act as Landlords agent, nor does Lifeguard agree to advance any monies on Landlords behalf.Monthly Management fee is the equivalent of 5% of Rents collected or $100 whichever is the greater.  There is a $495.00 administrative set up fee for any new tenant placed.
